Elmira Real Estate Market Update: The Last 180 Days

Elmira's housing market has stayed steady and well-priced over the past six months. Homes are selling close to asking, most move in about three weeks, and buyers are still active heading into the slower season.

Right now there are 23 active listings in Elmira. Over the past 180 days, 54 homes have sold and another 20 are firmly sold and waiting to close. That's 74 sales in six months, or roughly 12 a month. At that pace, today's inventory would sell out in about two months, which keeps the market tight and leaning slightly in sellers' favour.

Elmira by the Numbers

The typical Elmira home sold for $737,500 over the past six months, at almost exactly its asking price.

Sold (54 homes):

  • Median sale price: $737,500

  • Average sale price: $763,766

  • Average sale-to-list ratio: 99.2%

  • Median days on market: 21

Firm, waiting to close (20 homes):

  • Median sale price: $776,000

  • Average sale price: $788,550

  • Average sale-to-list ratio: 99.4%

  • Median days on market: 14

A few things stand out:

  • Prices held firm. Recent deals are coming in higher than the summer sales, with the median firm price about $38,000 above the median closed price.

  • Well-priced homes still sell over asking. 20 of the 74 sales went over list price, and another 6 sold for exactly asking.

  • Speed is picking up. Homes that sold firm this fall took a median of just 14 days, down from 21.

  • There's a wide range. Sales ran from $360,000 for an older 3-bedroom to $1.29 million for a newer Timber Trail home.

What This Means for Sellers

If you price it right, Elmira buyers are ready to move. With only 23 homes on the market, a well-presented listing faces limited competition.

Pricing is everything right now. Homes priced in line with recent sales are going firm in two weeks, often at or above asking. Homes that start too high tend to sit for 45 days or more and sell below list. The few that dropped to 90-92% of asking were usually listed above what the market would bear.

Preparation pays off too. Staging, strong photos and a clean, move-in-ready home help you land on the right side of those numbers.

What This Means for Buyers

Elmira isn't a bidding-war market, but good homes don't wait. Most sell within three weeks, and the best-priced ones go in days.

That said, buyers do have some room. More than half of the homes sold below asking, so there is space to negotiate on homes that have been listed for a while. Get pre-approved, know the recent sales in the neighbourhood you want, and be ready to act when the right home comes up. Fall and winter can also mean fewer buyers competing for the same home.
